A total of 396,000 homes have been sold in Spain in the past 12 months.

According to government figures, sales accelerated in the second quarter of 2011.

Between March and June a total of 90,746 homes were sold - an increase of 21.9% on the first quarter. However, transactions were a massive 40.8% down on the same period in 2010.

A spokesman for the department for housing said: "The figures are not really comparable because an increase in VAT occurred in July, 2010 which is likely to have led to more sales in May and June."

The department for housing noted that non-Spaniards continue to be an important motor for the housing market.
